Initial Consultation
To begin with we will arrange an initial consultation with you or your representative to discuss your objectives. At this meeting we will inspect the property in order to give you a market value, advise on any upgrading or repairs that may need attending to that will increase the monthly income. We will discuss what timeline you have for the letting process and will then advise on the marketing campaign and what the best route to market is for your property.

Property Viewing
- Qualified property consultants attend all viewings
- Viewings are accommodated in the evenings and weekends

- We will give you a minimum of 24 hours’ notice of viewings where necessary
Tenant Screening
We request the following from all tenants to ensure a successful and stress free 12 month + tenancy:
- Previous landlord references
- Current references of employment
- Photo ID
- Bank Statements
- Proof of PPS Number
Securing the Letting
Prior to the tenant moving in we carry out the following procedures:
- Collection of 1 month security deposit and the first month’s rent
- Set up a standing order from the tenants account direct to your or our account if you require this service
- Transfer of ESB & GAS bills into the tenants name
- Inventory list – a list of all furniture is logged and signed by us and the tenant
- Registration of all details with the PRTB (PRTB charge €90)
- A tenancy agreement lease is produced and signed in duplicate, one for the landlord and one for the tenant
- Prior to the end of the tenancy we will discuss what their intentions are and once we’re happy aim to secure them for a renewed tenancy term
Residential Management Service
Quantum Property Consultants offer a comprehensive letting management service on behalf of landlords / property owners. This service deals with all the typical day-to-day issues that can arise with rental properties and includes the following:
- Tenant move in/move out service;
- Supplying tenants with details of Quantum Property Consultants Client Relationship Manager who is responsible for addressing all tenants queries as they arise;
- Taking required action to rectify all urgent electrical & plumbing faults, which may arise;
- Advising on repair & maintenance issues and arranging suitable contractors for repair maintenance requirements as they arise. The costs of addressing repairs and maintenance of the properties and appliances will be passed on to the landlord / property owner at all times;
- Collection and administration of monthly rent and transfer to nominated bank account. All rents paid through a separate Quantum Property Consultants Client Account. The agreed management fees and other relevant outgoings (i.e. expenses incurred on behalf of the landlord / property owner) will be deducted from the monthly rental payments and the balance is transferred to the landlords / property owners nominated bank account;
- Regular financial reporting on cash flows and forecasting of revenues;
- Identification of soon to be vacated units and preparation of properties for letting;
- Key holding service for all properties;
- Advising on and budgeting for property improvements to enhance revenues and values.
